What Autumn and Winter Reveal About a Glass Façade

A glass façade can look perfectly fine through the summer and still be carrying weaknesses that only become obvious once the weather changes.

Wetter weather exposes weak points

Water ingress is one of the clearest examples.

During prolonged dry periods, deteriorating seals or compromised joints may give very little indication that anything is wrong. Once rainfall becomes more frequent, those same areas can begin to show staining, internal moisture or visible leakage.

The important thing is that the location of the water inside the building is not always the location where it entered.

Moisture can move through framing, behind panels and along hidden interfaces before it eventually becomes visible.

That is why simply sealing the area nearest the leak does not always provide a lasting solution.

A proper investigation needs to look at the wider façade and understand how water is actually travelling through the system.

Temperature changes can highlight movement

Façade materials are constantly responding to changes in temperature.

Glass, aluminium, sealants and other components expand and contract at different rates. The façade is designed to accommodate that movement, but over time, ageing materials and worn components can become less effective.

Colder conditions can therefore reveal issues around joints, gaskets, fixings and interfaces that may have appeared stable during warmer weather.

This does not automatically mean the system is failing.

It does mean that seasonal changes can provide useful evidence about where the façade may need closer attention.

Winter can accelerate an existing problem

Most winter related façade failures do not begin in winter.

The underlying issue is usually already there.

A seal may already be deteriorating. Drainage may already be partially obstructed. A fixing may already be under strain.

Seasonal weather simply increases the demand on those areas.

That is why autumn can be a valuable time to inspect the façade before small issues have an opportunity to develop into more disruptive repairs.

A focused inspection gives building owners and managers a clearer understanding of what is happening across the façade and which areas genuinely require action.
