7 Warning Signs Your Glass Facade Is About To Become An Expensive Problem
Facades almost never fail without warning. They fail after months of small, quiet signals that were easy to miss, or easy to ignore. Here is what to look for before the repair bill arrives.
The frustrating thing about glazed facade failures is how predictable most of them are in hindsight. The signs were there. They were just subtle enough that nobody escalated them until something visible, and expensive, went wrong.
None of the following automatically means your building is in trouble. But each one is worth taking seriously, because they are the points at which a cheap intervention is still possible.
SIGN 01
Misting or condensation inside the glass
If moisture appears between the panes, where you cannot wipe it away, the seal on that unit has failed. The cavity is no longer sealed, which means the insulating gas has escaped and moisture is now circulating against surfaces that were never meant to be exposed.
This is not a cleaning issue and it does not resolve itself. The unit's thermal performance has already dropped, and any coating inside the cavity is now at risk.

Sealant that looks dull, cracked, or is pulling away
Healthy sealant is flexible and bonded firmly to both surfaces it joins. As it ages it hardens, loses elasticity, and begins to separate at the edges or split along its length.
Because sealant sits in the background visually, this deterioration often goes unnoticed for years. But sealant is the primary barrier keeping water out of the construction.

Staining or streaking that will not clean off
Marks that survive normal cleaning are usually not dirt. They are mineral deposits that have begun to etch the glass surface, or early signs of coating degradation.
This is particularly common on buildings where run-off carries residue from other materials across the glass repeatedly.

Chips or damage to the edges of a pane
Edge damage looks cosmetic and is easy to dismiss. It is not. The edge of a glass unit is where stress concentrates, and a chip creates a weak point where thermal expansion can initiate a crack.
On toughened glass in particular, a small edge defect can be the origin of a sudden failure on a hot day.

A damp patch inside that comes and goes
An intermittent stain on a wall or ceiling is one of the clearest indicators of a facade defect, and one of the most commonly misdiagnosed. Because it appears only after certain weather, it is often attributed to condensation or dismissed as historic.
Water rarely emerges where it entered. The defect may be on a different elevation entirely, or several floors above.

Water pooling where it should be draining
Glazed facades include drainage paths and weep holes designed to discharge incidental water. If water is sitting on transoms or ledges rather than clearing, those paths are likely obstructed.
Blocked drainage means water backs up inside the system and eventually finds another way out, usually into the building.
SIGN 07
Nobody can tell you when it was last inspected
This is the one that catches most buildings out. If nobody can say when the facade was last properly assessed, what was found, or what was done about it, then any problems that exist are progressing unmonitored.
Buildings change hands, facilities managers move on, and contractors come and go. Without a record, the building's history disappears with them.
What to do if you have spotted one
The useful next step is not to panic, and not to have someone attempt a quick fix. It is to get a proper assessment of what is actually happening, so that the response matches the problem.
Most facade issues have a straightforward resolution when caught at the right moment. The expensive outcomes are almost always the result of waiting to see whether something gets worse. It usually does.
